INVENTORY

It allows you to manage the real estate asset information in two different ways: as “land-property” and as “management” which are suitably connected. The flexibility of the system allows you to manage the real estate assets in the widest possible sense and according to different points of view: economic, financial and technical.

PROPERTY CLIENTS

It allows you to manage the administrative aspects of lease agreements (assets and liabilities) from the stipulation of the contract until the building is handed back. The system allows you to register all the information on the agreement, automating the periodic and mass operations.

CREDIT MANAGEMENT

The module supports all activities connected with the management of disputes and debt collection, calculating the default interest for late payments (or accrued default), producing payment reminders and initiating legal procedures.

POTENTIAL CLIENTS

Marketing process with the purpose of income for the available units. The logic of the module is to permit the supply (available units with relative characteristics) and demand represented by potential lessees (Clients) to meet.

PROPERTY TAXES

This module allows you to manage all the activities connected with the calculation and payment of property taxes such as IMU and TASI (deposit and balance) and print the F24 form for the payment of IMU.

PROPERTY SUPPLIERS

The module allows you to manage suppliers and the registration of supply agreements according to two main logics, “by rent” and “by facility”.

MAINTENANCE FOR BREAKDOWNS

The module allows you to manage the process of “work on call” which might have several different phases thanks to a flexible “workflow”: opening a ticket; assigning a technician; possible survey; job order.

PROGRAMMED MAINTENANCE

The module provides for a survey of technical plants and the creation of programmed maintenance plans, with the work being carried out to preserve the functioning of each asset and to comply with the regulations on technical plants.

ADDITIONAL CHARGES

The module is the connection between managing liabilities and assets, allowing you to perform activities connected with charging lessees with the costs sustained for common expenses.

ASSETS

The module assists you in the organization of the properties in revenue and cost centers, and subsequently assists with the definition of the budget to be used to elaborate an estimate of the costs and revenue forecast and monitor the progress/distances from the original data as work progresses.

REAL ESTATE INITIATIVES

The module provides for the operative management and monitoring of development initiatives planned over several years.

SALES

The Sales module allows you to manage the procedure for the sale of real estate property where the role of the Agency (the “intermediary”) could be carried out by a third-party expert.
